Gamma Wealth Group is offering sophisticated and wholesale investors the opportunity to invest in the upcoming HealthCo Healthcare and Wellness REIT IPO.

This is an opportunity for investors to gain exposure to a diversified ASX listed Healthcare Real Estate Investment Trust (REIT).  HomeCo will be the asset manager of this ASX listed vehicle and currently manages over $2.3bn in assets.  Since listing in October 2019, HomeCo (ASX Code: HMC) has been amongst the best performing property managers in Australia.

Key characteristics of this investment:

·         Offer Size: $600m

·         The HealthCo REIT will initially have 27 properties with a fair value of $555m.  These properties will consist of quality tenants such as private hospitals, aged care, childcare, primary care & wellness and government, life sciences & research

·         Weighted average lease is 9.4 years

·         Occupancy is 96%

·         Offer Price $2.00

·         NTA $1.85 (HomeCo the asset manager will not absorb the costs associated in the purchase of the properties but will invest up to $120m in this raise at the offer price.)

·         Distribution expected to be 4.5% p.a. (tax deferred) *

·         No gearing

This investment may be suitable for those investors wanting both income and growth.  It provides exposure to a growing sector and an ageing population requiring the benefits of healthcare.  Hospitals and medical centres have generally outperformed retail, office and industrial property from 2008-2020 (see page 12 of presentation below).
